Director of Marketing

Job Description

We are seeking a high-level, strategic yet hands-on Director of Marketing to lead and execute all marketing efforts for our luxury homebuilding company. The ideal candidate is an experienced marketing leader who thrives on both vision and execution, capable of shaping brand strategy and rolling up their sleeves to implement campaigns, analyze results, and drive performance across digital, print, and physical marketing touchpoints.

This individual will oversee marketing for both our for-sale residential homes and our for-rent luxury division, Seneca, ensuring brand alignment and strong market positioning across both verticals. Experience in both home sales and high-end multifamily or rental marketing is strongly preferred.

Job Duties

Primary Responsibilities

Strategic Leadership & Brand Management

  • Own the strategic development, implementation, and evolution of the company’s brand and voice across all channels, for both the for-sale and for-rent business segments.
  • Develop and oversee comprehensive marketing strategies aligned with business goals, lease-up or sales targets, and customer profiles.
  • Ensure consistency of brand identity across web, print, digital, signage, and collateral for both divisions.
  • Develop and manage the annual marketing budget; track spend and ROI on campaigns and initiatives.

Digital & Content Marketing

  • Lead SEO/SEM, paid and organic digital advertising, social media strategy, and SMS campaigns.
  • Oversee all paid media channels including Facebook, Google Ads, Bing, retargeting, geotargeting, and display advertising.
  • Monitor analytics and KPIs; adjust strategies to optimize campaign performance using platforms such as Google Analytics and SEMrush.
  • Manage or execute content updates across digital platforms including company website, property listings, Zillow, New Home Source, and CRM-driven marketing tools.

Social Media & Influencer Management

  • Review and approve all social media content and calendars created internally or by outside consultants.
  • Curate visual content and messaging aligned with luxury brand standards for both for-sale homes and rental communities.
  • Oversee influencer collaborations; manage outreach, content review, and campaign metrics.

Collateral & Communication

  • Direct the creation, update, and production of all marketing materials including sales and leasing collateral, brochures, floorplans, price sheets, signage, renderings, and more.
  • Coordinate photography and videography for communities, homes, and marketing content.
  • Maintain organization and distribution of visual assets (photos, videos, renderings) internally and externally.

Email & SMS Campaigns

  • Build and send targeted eblasts and text campaigns to both buyer and renter prospect lists.
  • Track open rates, CTRs, conversions, and refine messaging and delivery timing for optimal results.

Website & Listings

  • Maintain accurate and up-to-date website content for all residential and rental communities.
  • Oversee updates to third-party platforms (e.g., Zillow, New Home Source, Apartments.com, etc.) to ensure timely and consistent information.
  • Ensure all property listings reflect accurate pricing, availability, and amenities within 24 hours of changes.

Performance Analysis & Reporting

  • Track performance of all marketing efforts including digital, print, and lead conversion.
  • Generate and analyze reports for lead sources, campaign performance, leasing/sales data, social and digital metrics, QR code usage, and call tracking.
  • Use insights to refine future strategy and provide leadership with regular performance summaries.

Team & Vendor Oversight

  • Manage outside marketing consultants, agencies, digital teams, and creative freelancers.
  • Guide internal marketing support staff or virtual assistants where applicable.
  • Provide training, mentorship, and direction to ensure accountability and excellence.

 

Job Experience

Qualifications

  • Bachelor’s degree in Marketing, Communications, Business, or a related field.
  • Minimum 7–10 years of progressive experience in marketing roles, including direct experience in real estate, homebuilding, multifamily/rental marketing, or luxury lifestyle brands.
  • Proven success in brand management, digital strategy, and campaign execution.
  • Strong skills in Adobe Creative Suite, WordPress or similar CMS platforms, digital ad platforms (Google Ads, Meta), and reporting tools, CRM and SEO tools like Google Analytics, Google Adwords, HubSpot, WebTrends, SalesForce, etc.
  • Experience managing third-party vendors and digital marketing partners.
  • Exceptional writing, communication, and visual storytelling skills.
  • Ability to work autonomously and take full ownership of results in a high-performance environment.
