Director of Development

Job Description

Seneca is seeking to bring on a Director of Development to oversee its existing communities under construction as well as assist in pre-development responsibilities to ensure a successful launch of new neighborhoods within its pipeline. The Director of Development is responsible for providing leadership and oversight to construction management personnel for all Seneca projects, selection and oversight of third-party contractors, overseeing and controlling budgets, negotiations with subcontractors, and value engineering. The Director of Development will work closely with the company’s leadership and work towards maximizing the growth of the Seneca and the professional growth of its team members.

Salary Range:
$130K - $150K DOE

Job Duties
  • Hands on planning, managing, and coordinating the construction process from groundbreaking through final walkthrough on a timely and economic basis
  • Read plans, specifications and other construction related documents
  • Create and manage construction schedule
  • Create and manage budgets
  • Assist team members in pre-development and entitlement activities
  • Oversee and manage all trade subcontractors
  • Schedule and meet with building inspectors
  • Approve subcontractor invoicing for payments
  • Assist the Purchasing Department with estimates and material takeoffs
  • Directly inspect each trades work and approval of their invoicing according to contract payment terms and company policies set forth therein
  • Facilitate weekly subcontractor meetings for planning, scheduling, quality control and safety issues with any scheduled trades
  • Manage multiple projects simultaneously, resolve problems, meet deadlines and performance objectives and thrive in a fast-paced environment
  • Schedule and attend all Building Department inspections and maintain inspection records
  • Coordinate and manage walkthrough punch list
  • Coordinate and assist with property management with home deliveries
Job Experience
  • 5+ years’ experience with a regional or national homebuilder
  • 8+ years’ experience in project management and supervisory experience in construction 
  • BA or BS degree in Construction Management or similar field preferred
  • Experience managing single family home production or multi-family construction experience preferred
  • Ability to manage projects from conception to completion
  • Ability to oversee budgets, trades, schedules
  • Strong computer skills including Excel and ProCore
  • Excellent leadership and communication skills
